PROJECT SCOPE

EDD Building Services were approached by LeoVegas & BetMGM after they had signed a new lease deal for a beautiful premises in Leeds City Centre. Although our client had some concept designs, our remit was a full turnkey solution.

EDD engaged with our supply chain on a full design and build basis and created a fabulous workspace within a tight timescale. From the initial enquiry we managed to get the designs carried out, approved and all aspects of work complete within 16 weeks.

The works included the following aspects:

Full new Electrical, Data, Lighting and AV install (designed and installed by our sister company, Direct Technology UK)
Mechanical alterations and install
Bespoke Joinery and Fitted Furniture
Installation of new partitions and Crittall glazing
Decoration including branded signage
Custom LED Vegas Skyline design
Mixed flooring including design carpet tiles and LVT
Furniture Supply and Install

We faced a number of challenges including the likes of lead times of furniture (assisted by taking our client on a visit to the manufacturers in London). We also had to work out the correct radius for the curved partitions and glazing, and alter fitted furniture and AV to cope with the low ceilings in the basement. EDD also managed all deliveries and waste removal out of hours due to the city centre location, with the building taking up an imposing plot on the corner of two busy public transport routes.

From the outset, EDD stood out as the clear choice for the design and build of our new office at Tailors Corner in Leeds city centre. Having already engaged with several other companies—ranging from large national firms to smaller specialists—we found EDD to offer the best combination of quality and cost-effectiveness within our budget. Throughout the project, Ryan, Stu, Jack, and the entire EDD team were exceptional. Their professionalism, attention to detail, and commitment to excellence were evident at every stage. The subcontractors brought in for design, joinery, electrical, mechanical, flooring, and more also delivered to a high standard and were a pleasure to work with. The project was delivered on time, with a stunning finish that has exceeded our expectations. One of the standout aspects of working with EDD was the open book approach—there were no hidden costs, and we had full transparency throughout. This gave us complete confidence that we were receiving real value for money in every area of the build.
