PROJECT SCOPE

Our team was appointed to undertake a comprehensive damp proofing and kitchen refurbishment scheme to an occupied property in Sunderland. The works required the removal and replacement of ground floor slab, installation of a new damp proof membrane (DPM), internal re-plastering, fitting of a new kitchen, external drainage and paving works, flooring installation, and full redecoration.

The property remained occupied throughout, creating additional challenges in programming and site management, with a strong emphasis on resident safety, segregation, and minimising disruption.

The works included the following aspects:

Demolition and removal of existing defective floor slab
Installation of new ground floor slab with integrated DPM
Internal re-plastering to walls affected by damp
Installation of new fitted kitchen
External works including new paving and Aco drains
Laying of new flooring throughout the ground floor
Full internal redecoration

KEY CHALLENGES

Occupied Property – Residents remained in their homes during the work
Segregation & Safety – Maintaining safe separation between residents and construction activities
Noise & Dust– Managing disruption from slab replacement and plastering works
Coordination of Trades – Careful sequencing required to deliver multiple trades efficiently.

Solutions Implemented

Temporary Segregation – Installation of protective barriers, dust screens, and controlled access points
Resident Engagement – Clear communication with occupier before and during disruptive works
Enhanced Housekeeping – Daily cleaning of communal and external areas
Environmental Controls – Use of dust extraction, protective sheeting, and restricted noisy working hours
Introduction of a faster setting screed – to minimise drying times with less impact on the critical path

Outcome

The project was delivered on time, within budget, and to specification. Both properties now benefit from:

Effective damp protection and durable new ground floors
Freshly plastered and decorated interiors
A modern fitted kitchen
Improved drainage and paving externally
Enhanced overall living environment for residents
