Hospitality Refurbishment

PROJECT SCOPE

EDD Building Services were appointed as main contractor to undertake the refurbishment of The Priory Pub, a 14th-century, Listed Building sited within York’s Conservation Area.

Due to key trading times around the York Christmas Market, we had a tight schedule of four weeks to get the work completed. The works were handed over on time and on budget, with the client delighted with the transformation.

The works included the following aspects:

External Rendering Repairs and Full Redecoration
Extensive Roofing Replacement including Asbestos Removal
Male and Female WC Refurbishments
Main Bar Area Replacement with bespoke back bar cabinetry
New flooring throughout
Full redecoration
Sports Zone installation including new Darts Area
AV Installation

KEY CHALLENGES

City Centre Working – Obtaining permits and maintaining a clear route for vehicle and pedestrians
Timescales – Due to the Christmas Markets we were under tight time constraints to have the works completed
Managing Variations – Due to the age of the building we were unsure what we would uncover, however we managed to keep variations to 4% of the contract value
Coordination of Trades – Careful sequencing required to deliver multiple trades efficiently.

Solutions Implemented

Temporary Walkways – Engaged with the highways department to install temporary walkways outside of the pub to maintain pedestrian access
Split Shifts – The final week we implemented split shifts with the decorators working nights to maintain the fast pace of works.
Variation Tracking – The client had informed us of a small contingency of which we utilised to ensure no delays were enforced whilst awaiting decisions of variations

Outcome

The project was delivered on time and within the budget we have received from the client. The pub can now welcome customers new and old to a fantastic space, in keeping with the City Centre location and proximity to the racecourse. The Priory had suffered from real issues due to the demolition and works to the property next door, along with the fact that no refurbishment had taken place for 19 years. The landlord now has a pub he can be proud of, and the facilities throughout are much improved.
